cure = curative – use as the “catch all” – curative does not create any other actions or cause other stuff to happen in ResWare (RW) – thus, it is easy to just call something cure and it is easy to find when you are looking for something down the road that may have been needed for the file (I know many people use Other as a document type but RW requires Other to give a further description – that is great if you feel like you need to know further description down the road, but curative is similar – if you get it in there, it won’t be that hard to find under curative)
signed = Executed closing package
guts = this is what we use if there is a bunch of misc stuff that we just want to get in RW that we don’t necessarily want to go in the executed closing package – again, just a quick way to separate some other docs but you know what they are
fund = Lender funding approval docs (if you have to separate docs to send to lender, scan as “fund”, then they will be in RW to send a quick email to whoever needed quickly)
k = contract (k is a law school shortcut for contract – so if someone drops off contract in your office and need to get into file 41753, then you just scan in as 41753_k and it goes in as contract)
lawork = listing agent closing worksheet
sawork = selling agent closing worksheet
First mortgage payoff = payoff
2nd mortgage payoff = payoff2
loanpkg = Loan Package (use this if you are having trouble with a lender download and you have to print out the entire package and scan to yourself – if you use loanpkg, it will go into resware and be Loan Package which is a PIVOTAL doc for lender deals – again, best practice is to capture the package normal way to get into RW and name/rename it Loan Package)
COMMON DOCS THAT MIGHT BE DROPPED OFF AT THE OFFICE OR HANDED TO YOU TO GET INTO RW
hw = home warranty
insure = Homeowners Insurance
invoice = Invoice (these will all be grabbed and sent w/ closing pkg in IL market)
pest = Pest Inspection
joint = executed Joint Strict Order
survey = Survey
